# Housing in Strängnäs – how to find a rental apartment

*22 oktober 2026*

> The queue at Strängnäs Bostads AB is free and open from age 16. Here is how points, requirements and rents work.

If you are looking for a home in Strängnäs, the municipal housing company Strängnäs Bostads AB is the natural place to start for a rental apartment. The queue is free, you can register from age 16 and your points grow by one per day – so the earlier you join, the better.

Strängnäs Municipality lies in Södermanland County on the southern shore of Lake Mälaren, between Södertälje and Eskilstuna. According to [Wikipedia](https://sv.wikipedia.org/), the municipality had 39,541 inhabitants in 2026, and since the Svealandsbanan railway was completed in 1997 there are direct trains to Stockholm Central. That makes the town interesting for commuters.

## Housing in Strängnäs through the municipal company

According to its own website, Strängnäs Bostads AB has 1,267 apartments in three towns: Strängnäs, Mariefred and Åkers styckebruk. The company describes everything from central locations near the station and shops to green, family-friendly areas.

How the queue works:

- You register as an applicant on the company's website and earn one point per day.
- You must log in to My Pages at least once a year. Otherwise your application is deactivated and your queue points are lost.
- Vacant apartments are advertised on the company's website, and you register interest via My Pages.
- Among those who registered interest, the apartment is first offered to the ten with the most points.
- If you accept, you must complete your application within two days with income, current housing and household size. Otherwise the offer moves on.
- The person with the most points who accepted in time signs a digital lease with Mobile BankID.
- When you get an apartment, your points are reset on the move-in date.

If you do not reply to an interest request, you can be blocked for 30 days. During that time you still earn points but cannot apply.

## Requirements to rent

The company has some basic requirements that apply to both applicants and co-applicants:

- You must be 18 to get a lease.
- Your income must cover the rent and other living costs. The calculation is based on the Swedish Enforcement Authority's standard amount (normalbelopp). Income includes salary, unemployment benefit, student aid, pension, housing supplement and taxable benefits from the Social Insurance Agency, among others.
- A credit check is made. Payment remarks are assessed individually, but anyone with rent debts to the company or another housing company is not approved.
- The apartment must fit the size of the household: at most two people in a one-room flat, three in a two-room, five in a three-room and six in a four-room.

Anyone who has been evicted or given notice by the company in the last two years because of disturbances, unauthorised subletting or late rent payments will not be offered a lease.

## What does housing in Strängnäs cost?

Rents are negotiated between Strängnäs Bostads AB and the [Swedish Union of Tenants](https://www.hyresgastforeningen.se/). In December 2024 the parties agreed a two-year deal:

- 2025: an average increase of 4.91 percent from 1 January 2025.
- 2026: an average increase of 3.85 percent from 1 January 2026.

The company named interest rates, electricity, water, district heating and waste as the main costs. The rent for a specific apartment is stated in the ad, so always compare it with your own budget and the income requirement before registering interest.

## Other ways to find housing in Strängnäs

The municipal company is not the only route. There are also private landlords in the municipality, and the municipality's website has its own page about landlords under Building, living and environment. Feel free to join several queues at the same time.

A sublet can be a solution while you wait. Under the [Land Code](https://www.riksdagen.se/sv/dokument-och-lagar/dokument/svensk-forfattningssamling/jordabalk-1970994_sfs-1970-994/), chapter 12 sections 39–40, a tenant may not sublet their apartment without the landlord's consent or permission from the rent tribunal. So always ask whether the sublet is approved before paying anything.

## Tips before you apply

1. Register in the queue today, even if you plan to move in a few years.
2. Set a calendar reminder so you log in at least once a year.
3. Have your income documents ready, since you only have two days after saying yes.
4. Be flexible about the area. The company also has apartments in Mariefred and Åkers styckebruk, so watch the ads there if you could live outside the main town.
5. Check the apartment size against your household so you do not apply for a flat you cannot get.
